RodgersRentenbach, a joint venture of Rogers Builders and Rentenbach Constructors Incorporated served as the Construction Manager team for the Forsyth Medical Center Expansion and Renovation located in Winston-Salem, North Carolina. This project recently received the “Best Building Project” award by the Carolinas AGC.
The Forsyth Medical Center (FMC) Master Plan included the expansion and renovation of five major projects on the FMC campus: the North Pavilion, a new Parking Deck, an Education & Conference Center, the Central Energy Plant Expansion and Consolidation Plan, and the Derrick L. Davis Forsyth Regional Cancer Center. Also included in the Master Plan were infrastructure improvements and the rerouting of West Boulevard, the primary campus road system in front of the hospital. The total amount of new and renovated space was over one million square feet.
While the hospital continued to operate safely, many scope changes and construction challenges included multiple phase renovations, infrastructure improvements, and major utility relocations.
A special development occurred which necessitated the complicated connection of a new four-level two-truss connector to link the hallways of floors 5-9 from the North Pavilion to the 1960's-era General Tower. This required removing the 2400-square foot roof while lower floors continued to be occupied.
The five-level 600,000 square foot Visitor Parking Deck is constructed of cast-in-place concrete. As the parking deck neared completion, the concrete pours for the North Pavilion were underway. The opening of the garage had to be accurately timed to coincide with the West Tower renovations. This series of phased renovations totaling over 100,000 square feet severely affected many areas serving expectant parents and infants. For example, the Neonatal Intensive Care Unit which was occupied and located at a connection point could not be moved until the North Pavilion was available.
While maintaining a .75 Incidence Rate over 900,000 work hours, all these and other equally daunting challenges were met and overcome. The RodgersRentenbach team delivered the Forsyth Medical Center Master Plan projects well below budget, despite an unprecedented increase in market prices from initial budget, through bidding, until completion of the project. The project was delivered seven months ahead of schedule. Congratulations to the entire joint venture team for their dedication to this most challenging project. |
